One additional factor...governments have been printing money, which normally would create inflation across the board...except that, in an interconnected world, you can import stuff from outside (think China for the last few decades), keeping prices lower than expected. However, the one thing that you cannot import is land, and so the inflationary pressure tends to get concentrated in real estate.
